Hello Neighbors,

At the Board Meeting last night, several key decisions were made to protect our community's natural resources, maintain our infrastructure, and ensure the ongoing enjoyment of our shared amenities.

Below is an overview of the important regulatory updates and amendments voted on and approved by the Board.

1. New Motorized Watercraft Regulations: Wake Surf Boats

To preserve our shoreline and ensure safety on our waters, the board voted and added the following language to our Motorized Watercraft Regulations:

"Effective June 1st, 2026 wake surf boats at both Sugar Valley and Hidden Valley lakes will be prohibited. Only wake surf boats already registered as of the January 1, 2026 are allowed to continue operation, with the following restrictions:

1.Definition: A wake surf boat is any boat designed or altered to intentionally create a large wake for surfing. This typically includes the drive system, apparatus such as Hydrofoils, Trim Tabs, Wake Shapers and Ballasts – whether factory-installed or aftermarket. 2. NO additional wake surf boats are allowed – whether new purchase nor replacement. No boat of any kind shall be modified or retrofitted with a wave or surf device. For already registered wake surf boats, wake creating "mode" must be disabled / not used and Ballasts shall not be filled. All external apparatus shall be removed. 3.Wake surf boats already registered at Sugar Valley / Hidden Valley may NOT be sold to another lake member for continued use at Sugar Valley / Hidden Valley."

2. Updates to Article VI of the Bylaws

The board also voted to update Article VI of the Bi-Laws. The following changes were be made:

"(A) own, acquire, build, operate and maintain lakes, recreation parks, playgrounds, Swimming pools, golf courses, commons, streets, footways, including buildings, Structures, personal properties incident thereto, hereinafter referred to as the Common Properties and facilities; (B) Provide exterior maintenance for the lots and homes within The Properties; (C) provide garbage and trash collection; (D) provide fire and police protection; (E) maintain unkempt lands or trees on Common Properties; (F) supplement municipal services; (G) fix assessments (or charges) to be levied against The Properties (H) pay taxes, if any, on the Common Properties and facilities; and (I) insofar as permitted by law, to do any other thing that, in the opinion of the Board of Directors, will promote the common benefit and enjoyment of the residents of the Properties."
